Property tax should be applicable as soon as possible in place of holding tax.All holding tax should be revised at every 10 year interval taking into consideration any addition or modification of structure.

1.Compulsory solar panel,solar water heaters & rainwater harvesting in all new residential and commercial buildings.
2.To ensure housing for all, no individual or group to be allowed owning more than two residential units anywhere in India.
3.Provision of good rebate in water/electricity and other local taxes for housing units adopting LED lighting, BEE 5 star rated appliances, segregation of non-biodegradable/biodegradable waste.
4.Maximum of 2 2-wheeler & 1 4-wheel vehicle/4 family members.

In major cities Building Skill Training Centers should be set up to train school drop outs and college drop outs for practical training on every aspects building construction viz. civil works, Public health works, road construction,,Electrical works so that quality construction can be made.Quality should be maintained at any cost or else poor quality construction will lead to more disasters in future causing loss of life and property.All civil construction should be earthquake design compliant.

The Real estate owners who are willing to construct apartments and to let their units should be given priority for allotment of land in urban areas than those builders who want to build apartments and sell to others..It is because the real estate owner who want remain owner of apartment will maintain quality of construction definitely to avoid future repair and maintenance expenditure.

All real estate projects should be sanctioned with conditions that 1.Solar energy utilization for campus lighting should be there 2. should have own waste disposal system both for dry waste & wet waste 3.Should have 10-20% area under plantation plantation 4.Should be binding on lifetime repair & maintenance of building even at cost 5.Quality of construction material & construction should be ensured by urban body engineers.

1. Mandate Rooftop-Solar-Panels & Rainwater-Harvesting in all Housing-Societies & Apartments
2. Impose restrictions on the unchecked-influx of people into Metro cities from the undeveloped eastern parts of India
3. Publish all Property-Ownership-Records on Internet to check Land-Hoarding
4. Boost public-transport (metro-rail, monorail & buses) in all Cities & Towns (with population of over 20 lakhs). Impose heavy-charges on use of personal-cars.

2. How can linkage between employment/livelihood and housing be made more robust?
In my view, Industrial Areas and housing colony with infrastructure like school, market place etc should be developed to-gather, to avoid long transportation, traffic, etc
