It can be applied under the proposed Smart city project, here I give you point wise Suggestions for Urban Housing-
1. Upcoming Infrastructure projects by private players should allot at least 5-8% houses/land they acquire for housing the poor. For Instance, If there are 1000 houses in a township then 20-25 of them should be alloted to poor. This scheme can be brought under CSR or any other rule. This will lessen the burden on the government towards housing the poor.

Sir, most large metropolises, the beacon bearers of our country are becoming unlivable due to congestion, poor roads, lack of water & sewage treatment, poor collection & disposal of garbage - no source segregation still, haphazard parking with decreased carriage way, pollution - gaseous, SPM, light & noise. The city folk suffer from a variety of stress related illnesses with decrease in age of onset & increase in severity with resultant loss of manhours, rapid corrections are urgently called for

Sir, with improvement of the financial climate & job creation, resources & funding will not be a problem. However, it is time the government looked at the idea of leased land as is the norm in most other nations, which will aid people to invest in good quality construction & infrastructure, bring down housing prices considerably. The government should frame strict building norms to ensure quality, quake tolerant buildings, adequate parking, regulate zoning norms & enforce green building laws.

Sir, the fashionable thing to do appears to be vertical development of our large cities. Most of these cities have infrastructure laid down decades ago with narrow roads & are hence unable to withstand burgeoning inner city population with a consequent decline in living standards, we are willingly decreasing the brand value of our cities. Hence, the urgent need of the hour is to build self sustaining satellite townships near large cities, planned improvement / decongestion of cities.

Sir, rural & urban requirements differ, some cities have had large internal immigration from less developed states & cities with resultant floating population / pavement dwellers. They compete with the local poor for resources leading to discord. Though Aadhar may help in weeding out non-Indians, how do we address local issues satisfactorily when there is lopsided development. The more the development, more migrants & more the strain on the civic infrastructure, equitable development is needed.

Sir, each segment, each district & each state have differing requirements. The foremost should be the desire to own a shelter by every individual & to work towards it, not expecting for doles. The government machinery should in turn identify areas for land use, bring in changes in land utilisation depending on the population density & in accordance with green rules & HDI, private players, companies & banks should work together to provide affordable housing with easily available loan facilities.

Sir, why the price is so high for a flat of middle class living.is it due to aggressive pricing.or lack of investment.is FDI in real estate iminent.is it high time to put a regulator for pricing like it had happened in telecom industry.is affordable housing a distant dream for a middle class family.
