in buildings for slum dwellers&poorest of the poor, if flats are available for general category middle class at different but affordable costing, it will help & may be reduce the instances of builders making a killing out of slum rehabilitation by selling off to general category people by entering their names in the lists of slum dwellers& helping slum dwellers to sell off flats allotted to them via power of attorney, to general public.

builders who promise of certain time for completion of building projects, giving possessions but do not, to earn money out of interest of the harried public, must be penalised& punished with due process of law.

If builders with connections can buy agricultural land&get it converted to NA to build houses, public should also be permitted to buy small agricultural plots for own houses, be allowed to convert them to NA via proper legal procedure&permitted to use the plots for self use for staying, organic farming etc

houses for slum dwellers which are mostly sold to general category people&resold by them&slum dwellers, investors hoarding, deprive end users from middle class, poor class (who would not sell their houses off).Strict regulations are needed&strict, quick implementation is required for these laws&guilty should be penalised. The poor people who sell houses allotted to them&rebuild slums, can be given reformative punishments while the builders who are culprits needed to be penalised, punished as per laws

Supreme Court has ruled that selling on power of attorney is illegal (in cases of slum houses etc) yet people sell & re-build slums. Builders, investors are openly hand-in-glove in matters of flats for slum dwellers Yet no law makers protectors, public representatives do anything. instead, slum houses should be only transferable to kith &kin of slum dweller cum flat owner. Flats of heirless can be sold in open market for lower middle class people, sole earning people with dependents at low prices

Regulations are required as to how many houses one can invest in, so artificial need due to hoarding is not created. Service tax&vat on houses is just like vat on wheat-basic necessities being made costlier due to vat & service tax which ultimately consumers have to pay-end users suffer because investors may sell before having to pay service tax & vat. Many buildings do not have OC, illegal buildings are built with corruption & buyers suffer. Strict laws&implementation to stop corruption needed

builders make a kill with land bought for slum dwellers. they sell it to general category people too and not just the slum dwellers. Infact the slum dwellers sell their houses allotted to them via power of attorney&go back to building slums Also,a large no. of investors hoard the flats so also builders after selling 50% to 70% houses built by them & this creates a demand & shortage leading to artificial price rise due to which lower middle class&poorer sections cannot afford to buy houses.

Entire housing policy need to be revised. Private participation has resulted in increase of land cost & construction cost and at every stage corruption persists. In other words it is a place for generation of black money. So all housing projects to be handed only by Government and shelters should be provided as A,B,C,D category. Then only future generation will have space to own their shelter.ceiling for plot/house is essential. One should have one plot/house in his name in any part of country.
