To increase money in Realty, bring some period lock investments form middle class family like 1000 for 4 year & use it to the transparent method which is only use to build lot of 300sq ft houses for small families available near city & make a transport infra comfortable for those.

These days Urban Housing means high rised residential apartments. I individually do not like apartment culture, where the people are gathered like a herd and share less space, less lighting, less air, less water etc. In fact the apartments are like a farm of people, living in extreme awkward conditions. I individually believe that apartment like buildings are more suitable for offices than residential areas. Always residential areas be of open land, individual houses, good roads, air, lighting.

the designs should made according to the weather conditions and othe factors related to the location and the materials available locally to ensure the sustaianbility of the buildings and reduce the cost of project. research on the existing local technologies and materials using in construction of the particlar area and ensure that the same can be improved or compare its sustainability over the conventional method.

for finding out finance to this impose additional cess and tax on the houses and flats having more than 300 sqm plinth area (exempted the old buildings palaces) those who are consuming the resources more than their share. Take neccessarry steps to implement new technologies in this feild by make aware about this to engineers and other skilled persons to give necessarry training to them thorugh an experienced training firm.

The rates have to be brought to a realistic level. At the current rates, even for someone in the upper middle class, it is not possible to buy a house and even if he buys, he has to put at stake everything because it would mean home loan EMI's for 30 years. This is someone in the upper middle class, just think about people below that who constitute 80% of the population.

urban local bodies to ensure the housing sites or colony area to have sufficient infrastructural facilities like road, drinking water supply, electricity and sewarage disposal system etc. other than this the bio degradable waste management system to be provided and the bio gas produced from it will distributed to the allotees for payable basis. ensure the safety of premises form encrochments.

Permission related regulation may add: All roof-top may be equipped with solar water heaters and solar energy panels, so that all household cooking and cleaning cost will be reduced drastically. Solar water heater is a highly efficient and cost effective tool which can reduce cooking gas consumption to a great extend and hot water cleaning will reduce not only detergent consumption cost but also effective germ control in an Eco-friendly way.

The Governments role in providing houses to all, firsrt of all find out the needy families those who are having peice of land in their possession, landless families and seggregate the most needed families in their priorities and while doing the selection process high transperancy should maintain and ensure that the benificiaries are needy ones and ensure that the sme families are using the allotted house. the houses should be give it in lease with provision for non transferable basis.

Kind Attention RBI. Respected Sir, My request you that the houses taken on loan should not be auctioned till loan amount is doubled For example:- Loan amount Rs.10,00,000/- if the loan amount exceed Rs. 20,00,000/- then only it will be auctioned and before Rs. 20,00,000/- banks will not allowed to claim any extra charges from the landowner.and issue any proceedings against them(LANDOWNERS)

Any housing must focus on" INCLUSIVE GROWTH".Same time COMPETITIVE PRODUCTIVITY CANNOT BE MISSED.SO SKILLUP YOUTH FOR PRODUCTIVITY.ENSURE 20 sq.mtr accomodation for 40 yr tenure,Regulations for them to transfer to another 25 yr old on attaining 30 yrs age to move to 30 sq.mtr accmodation,same way to 35 sq.mtr at 35 yrs and finally to 40 sq.mtr at 40 yr age.Urban housing must ENSURE ALL WORKERS IN URBAN DEVELOPMENT HAVE PERMANENT OWN HOUSE.
