Housing project and transport system should be developed in tandem.Further govt. should also make rules for private developers to invest at-least 25% of total investment in lower income group hosing.The biggest problem in construction industry is that builders target high income group people to earn maximum profit.

Sir housing regulator is important just as irda in insurance,rbi in banking,sir land,property rates are touching heights as common man will die in a chawl or jhopdi,kitna bhi woh sapne dekhle,sir property registration ke time pan card should b linked and nobody should be allowed more than 1 or in cases where family is big 2 flats,backed by physical verification by independent team,sir corruption in housing sector is maximum,

Govt and housing boards/corporations, planning and/or development authorities should act like facilitators only and not take up the role of providers. enabling provisions be made in the development control rules to incentivise mass housing construction. should not take housing stock in their hand for disposal to avoid corruption. so also should not construct else quality will suffer.

As a alternative we may provide developed plots say of 20"x 40" with small gali so that motor cars will not be allowed to enter .These plots should be on the basis of one plot to complete family of those who have meger income.

First pass The Real Estate (Regulation and Development) Bill, 2013 to regulate real estate builders and real state agents. The entire urban population is at the mercy of builders and agents. The real state is fully cartelized and flat prices are not market driven by builder driven. Stop the harassment by builders and agents

When we want to provide many houses for lower class people, our motto must be for less cost and more units.If that is so we must not go for maximum facility and comforts.To achieve this the best way is to give one room kitchen in a multi unit complex and providing common latrines and baths. Local bodies should substantialy increase FSI so that overall cost of builder decrease & affordability to consumers. Also tax exemption for interest & repayment of housing loan
should be increased.

Urban housing need an authority to control the housing rates, contracts terms and conditions and keeping private builders under check , holding them responsible for their delays, frauds, non-deliverance and to maintain the quality. there must be minimum quality criteria to be set.
